4697 THIRD AVENUEWhat was formerly a vacant parcel at 4697 Third Avenue in the Bronx, will be transformed into a thriving affordable, sustainable mixed-use, mixed-income housing community. The project supports Mayor de Blasio’s goal to provide housing to a broad range of income bands. It is designed and constructed to a rigorous Passive House standard that will significantly reduce the development’s environmental impact. The building activates healthy living conditions through active design, quality indoor air systems and building uses that feature fitness and exercise elements. The ground-floor commercial space enlivens the retail corridor and the space will be leased to a tenant who can contribute to the health and vitality of the neighborhood.   The project will be developed by Bronx Pro Group and managed and built by their affiliates TPM Management and Home Builders 1 LP. The company is a neighborhood-based developer with an established track record in development and a sustained commitment to investing in community development strategies.  Bronx Pro is complemented by the design expertise of architects Curtis + Ginsburg, as well as by the building-science skill of Steven Winters Associates and engineering services of AKRF, Rodkin Cardinal and DeNardis Engineering.  This team has a proven skill set to execute a project of the size and scope put forth in this proposal.  This team successfully designed and built a Passive House, financed by HPD’s NCP program at 3365 Third Avenue in the Bronx.  The project is expected to be financed under the HPD Extremely Low- and Income Affordable Program (ELLA) utilizing a Bank Loan, a NYC HPD loan, tax credit equity, an enforcement mortgage, deferred developer fee and sale proceeds from the retail condominium. The total development cost is estimated at $23.6 million.  The 8-story building will contain approximately 11,000 SF of retail space and 53 apartments including 8 Studio’s, 19 one-bedrooms, 18 two-bedrooms and 7 three-bedrooms. The rents and Incomes on 83% of the units are expected to be restricted to a maximum of 60% of AMI and 17% of the units are expected to have rents restricted to 80% of AMI and be rented to families with incomes of up to 100% AMI.

2126 MAPES AVENUEThe site is located at the corner of East 181st (3111-35) in the Belmont section of the Bronx, NY. 2126 Mapes is R7-1 zoning. The lot area is 7,131 square feet currently owned by Neighborhood Restore. The project is expected to be financed under HPD New Construction Program (NCP), a Private- Bank Loan, and Low-Income Housing Tax Credit (LIHTC) Equity. The 6-story building will contain 30 apartments including 2 Studio’s, 6 one-bedrooms, 16 two-bedrooms, and 6 three-bedrooms. The rents and Incomes are expected to be restricted to a maximum of 30%, 60% and 80% of AMI. The project is designed and constructed to a rigorous Passive House standard that will significantly reduce the development’s environmental impact. The project will feature solar photovoltaic panels. The building activates healthy living conditions through active design, quality indoor air systems and building uses that feature fitness and exercise elements that meet Enterprise Green Community standards. The total development cost is estimated at $18 million.

1080 WASHINGTON AVENUEIn December 2017 Bronx Pro in partnership with the United Methodist Church (“UM”) acquired the property at 1074-1080 Washington Avenue in the Morrisania section of the Bronx, NY. The proposed development will transform the site into a 12 story, senior housing project including 154 units of housing and 5,712 square feet of first floor community facility space. All units will be rented to seniors aged 62 and over with incomes up to 60% of the area median income. Thirty percent of the units (47) will be reserved for homeless seniors as required by the HPD SARA program. The project will be financed through the Empire State Supportive Housing (ESSHI) Initiative, 4% Bond Financing, Low Income Housing Tax Credit (LIHTC) equity and may include other resources. The total development cost is estimated to be $79.6 million.

630 Cooke Street, Honolulu, HIBronx Pro has been selected by the Hawaii Community Development Authority as the developer of an affordable housing project in the Kaka’ako neighborhood of Honolulu.  Nohona Hale is being developed in partnership with EAH Housing, a local non-profit company.  Nohona Hale is expected to include 111 units and rise 16 floors.

MLG 904 HARLEM CLUSTERBronx Pro Group (BPG) and Precise Management formed a joint venture to substantially renovate 6 buildings located in Harlem that upon completion of the renovation will contain 125 units. An affiliate of BPG will be the managing member of the joint venture through the 15-year tax credit compliance period. Three of the buildings were owned by The New York City Housing Preservation and Development (“HPD”) and two of the buildings were owned by the non-profit Neighborhood Restore. During construction the tenants were relocated within the portfolio and will return to either their existing units or new units upon construction completion. The project is expected to have a 38-month construction which allows for the buildings to be renovated in 2 Phases.

1017 Home Street, Bronx, NYThe proposed project is located at 1017 Home Street in the Foxhurst section of the Bronx, NY.  The property consists of a 9,421 square foot development site currently occupied by a dilapidated, two-story church.  The proposed development will transform 1017 Home Street into an 8 story, newly constructed senior housing project.  The project will be financed through the New York City Senior Affordable Rental Apartments (SARA) Program, 9% Low Income Housing Tax Credit (LIHTC) equity and a bank loan.  The proposed development includes 64 units of housing along with 8 on-grade parking spaces and 3,003 square feet of first floor community facility space. The project design meets LEED Gold standard and includes many energy efficient features.  The residential amenities include a lounge, gym, bike room, roof terrace, tenant storage and on-site laundry  The unit mix includes a two-bedroom superintendents unit, forty-five (45) studios and eighteen (18) one-bedrooms that will be rented to Seniors aged 62 and over with incomes up to 60% of the area median income.  Thirty percent of the units will be reserved for homeless seniors referred by a City or State agency.

2264 Morris Avenue, Bronx, NYIn January 2016, Bronx Pro began construction on 2264 Morris Avenue, located in the Fordham neighborhood of the Bronx.  The eleven story, 94 unit property will contain a mix of low income, moderate income and supportive housing.  The project is being developed through a joint venture with Services for the Underserved.  The project has been designed to meet LEED Gold certification and a pilot program for WELL certification.  The proposed financing will include New York State Housing Finance Agency Tax Exempt Bonds, a loan from the New York City Housing Preservation Development, Low Income Housing Tax Credits, New York State Medicaid Reform Team (MRT) funding and New York State Office of Mental Health funding.

3361 Third Avenue, Bronx, NYLocated at 3361 Third Avenue in the Morrisania section of the Bronx, NY, the project will consist of sixty-three (63) units including thirty-eight (38) supportive housing units set aside for persons in need of supportive housing, targeting homeless, NYNYIII, and veteran populations.  The building will meet Enterprise’s Green Communities Criteria and to reach NYSERDA’s Multifamily Energy Star Rating and a LEED Gold certification.   The project was the first Bronx Pro development to be constructed using prefabricated modular construction provided by Capsys.  The project was financed utilizing the inaugural allocation of New York State’s Medicaid Reform Team (MRT) funding along with HFA tax exempt bonds, low income housing tax credit equity and HPD subsidy provided by the supporting housing loan program.  The project was completed in July 2015. 1479 Macombs Road, Bronx, NYIn December 2012, the company acquired a privately owned 6-story elevator building with 72 occupied apartments located at 1479 Macombs Road at Cromwell Avenue in the Tremont neighborhood of the Bronx.  The property was severely distressed requiring extensive beam and joist replacement in addition to the comprehensive renovation program anticipated.  The team also restored the property’s decorative brick façade to its original 1929 appearance.   HPD provided financing through its PLP program with JP Morgan Chase acting as the private lender plus developer equity.  The project was completed in May 2015.  Total Development Cost: $14MM.

La Preciosa: 1070 Washington Avenue, Bronx, NY In April 2012, Bronx Pro began new construction on a new LEED Gold project in the Morrisania section of the Bronx.  The project was financed through a combination of federal Low Income Housing Tax Credits (LIHTC), conventional bank financing, New York City HOME Funds, Bronx Borough President’s capital dollars and construction and operating financing from the New York City Housing Authority (NYCHA) through its Replacement Housing Factor (“RHF”) capital fund.  Ten of the rental units will be set aside for persons in need of supportive housing, targeting NYNY III and Veteran populations.  Total Development Cost: $22.1 million.
